A Home Watch Service was originally referred to as assistance by “neighbors doing favors.” These were people who lived and worked in the community all year round, so they gave a bit of help to their snowbird neighbors. Home Watch can also be described by several other names: house watch, home concierge, house check, caretaker, property monitor, absentee house service, and so on. Irrespective of the name, an Over.Sea Home Watch Service involves routine inspections of vacant or empty properties while the owner is away.

It is unsafe to leave a home vacant for too long! If left unchecked, your prized asset may have issues arise prior to the next time the homeowner will come visiting again. If left unchecked, small minor issues that could have been fixed easily can escalate due to lack of attention.

In addition, it can be beneficial having a weekly home watch service to create a presence around your property to hide an unoccupied absence. Your close neighbors may be out of town as well!

Over.Sea Home Watch Service is locally owned and managed – this isn’t a large conglomerate where your home gets lost in the shuffle. Co-CEO’s Stephanie and Jim and Team leaders Christian and Amber are within an 11-minute drive of 95% of ALL managed properties, and Home Watch Team members live locally and are always available 24 hours/day. So, rest assured your investment is safe under our Watch.

Choose a level of service that meets YOUR needs

Exterior Basic

Visual Inspection of overall condition of building exterior
Remove solicitations, newspapers, flyers, debris
Check exterior lights, replace bulbs when necessary (owner supplied)
Check window screens and doors for any damage or signs of intrusion
Check decks for water ponding and dry rot
Inspect screen enclosed patio for damage/tampering
Check garage, open and close garage doors
Check fences, walls and trim for visible signs of maintenance issues
Check deck steps and walkways to remain clear

Interior Basic

Alarm system check
Visually check the overall condition of the interior of home
Check to ensure all windows and doors are locked
Run Garbage disposal, dishwasher, washing machine and dryer
Check refrigerator and freezer, adjust settings accordingly
Check and run faucets and sink disposals
Flush all toilets and wait until the run is complete
Check thermostat, run heating and air conditioning to verify operation
Check the settings of room humidifiers, service humidifiers if needed
Smoke detector – replace batteries if needed (owner supplied)

Exterior Advanced

Visually check siding and walls for cracks and water issues
Visual inspection of pool & spa area – water level, service & equipment
Visually inspect landscaping & weeds for potential problems
Check Irrigation system & timer settings
Visually check signs of pest intrusion

Interior Advanced

Check Mailbox – forward first class mail
Visually check for stains, signs of water leaks: ceilings, windows and doors
Visually inspect signs of Pest intrusion
Visually check for sings of mildew, mold
Visually check Electrical Panel, circuit breakers, and reset as needed
Reset any Clocks and Timers as needed

Over.Sea Home Watch also offers a pet watching & sitting services for our clients. Our team can meet your pets needs on site, or host them overnight when owners are away. Let us know how we can care for your family member. Rates start at $25 for day visits, or $50 for overnights.

New Smyrna Beach is a city in Volusia County, Florida, United States, located on the central east coast of the state, with the Atlantic Ocean to the east, population estimated at 25,000 residents. The downtown section of the city is located on the west side of the Indian River and the Indian River Lagoon system. The Coronado Beach Bridge and South Causeway cross the Intracoastal Waterway just south of Ponce de Leon Inlet, connecting the mainland with the beach on the coastal barrier island.
